2027 Commercial Landscape Budget Template for Central Ohio Property Managers

How to build a realistic 2027 commercial landscape budget for Central Ohio properties — line items, inflation factors, and the surprises that blow budgets every year.

Property managers building 2027 budgets in Q4 2026 consistently underbudget landscape by 8 to 15 percent. The reasons are predictable: last-year’s contract as the base, no inflation adjustment, no line for weather-driven add-ons, and no allowance for the mid-year vendor replacement that happens on 10-15 percent of Central Ohio commercial properties annually.

Here is the structure we recommend to property managers building 2027 landscape budgets, with real 2026 Central Ohio pricing benchmarks.

Line items every commercial landscape budget should have

1. Weekly mowing base contract — 28 to 32 visits April-October. The largest single line. For a standard 2-acre commercial property, budget $225 to $600 per visit, $7,000 to $18,000 annual.

2. Pre-season spring cleanup — April. Leaf finish, winter debris, mulch bed prep, irrigation flush. $800 to $2,500 per property depending on size and prior-year maintenance quality.

3. Spring mulch install — April-May. 2-3 inch depth, bed edge recut. Central Ohio bulk hardwood runs $85 per cubic yard installed. Standard 2-acre commercial with 800 sqft of beds needs 6-10 yards. Budget $550 to $900 for the spring install.

4. Mid-season mulch refresh (optional) — July. For properties that want sharp appearance through the full season. Runs 40-60 percent of the spring install cost.

5. First hedge trim — May. Boxwood, arborvitae, privet, yew, laurel. Per-linear-foot pricing, typically $1.50 to $3.00 per linear foot of hedge. For a property with 200 linear feet of hedge material, budget $300 to $600.

6. Summer hedge touch-up — August. Shaping pass for formal hedges. Typically 50-60 percent of the first-trim cost.

7. Fall leaf cleanup — October-November. Two to four visits in peak leaf drop. $400 to $1,200 per visit depending on tree density.

8. Irrigation spring startup and winterization — Two visits per year (April startup, October blowout). $150 to $400 per visit if irrigation is on the property.

9. Annual fertilizer and weed control program — 4 to 5 applications. $45 to $90 per application per 5,000 sqft of turf.

10. Aeration and overseeding — Fall, typically September. $250 to $1,500 per property depending on size.

11. Tree pruning — Annual or every-other-year. $75 to $250 per tree depending on size.

12. Power washing (concrete, siding, bed stones) — Annual. $250 to $1,200 depending on scope.

13. Snow and ice response — October-March optional. Tiered pricing — per-event plus seasonal minimum is standard. Variable by winter severity.

14. Storm response and emergency work — Reserve a contingency line, 5-10 percent of total landscape budget.

15. End-of-year vendor replacement reserve — If your current vendor bails mid-season, replacement at peak-season rates is 30-50 percent more than your current contract. Budget a contingency.

Inflation assumption for 2027

Central Ohio commercial landscape pricing grew roughly 6 percent annually from 2022 to 2026, driven by labor costs (commercial crew rates up 35 percent over the period), fuel, and equipment maintenance. 2027 pricing should be budgeted at 4-6 percent above 2026 actuals, with higher increases (7-10 percent) on snow response pricing specifically.

Budget ranges for standard Central Ohio commercial property types

Small commercial (under 1 acre, no irrigation, minimal beds): $4,500 to $9,000 annual all-in for mowing, mulch, cleanup, and weed control. Snow response adds $1,200 to $4,000 depending on winter.

Medium commercial (1-3 acres, irrigation, 500-1500 sqft beds): $12,000 to $28,000 annual all-in. Snow adds $3,000 to $10,000.

Large commercial (3+ acres, full irrigation, 1500+ sqft beds, amenity zones): $28,000 to $75,000+ annual all-in. Snow adds $8,000 to $25,000+.

HOA common areas, medium complex (5-15 acres): $18,000 to $40,000 annual all-in. Snow adds $4,000 to $15,000.

Apartment complex, mid-size (50-150 units): $20,000 to $45,000 annual all-in for lawn plus amenity work. Snow adds $5,000 to $18,000.

Three budget mistakes property managers repeat every year

Mistake 1: Flat-pricing the annual contract and ignoring inflation. Using last year’s contract total as this year’s budget line guarantees a budget miss. Even with the same vendor, line-by-line pricing changes year to year. Budget the vendor contract plus 5 percent inflation plus 5 percent variance.

Mistake 2: Treating “included in contract” add-ons as free. When the vendor says cleanup is included, verify by reading the contract. Some “included” items are capped at specific dollar amounts or visit counts, and overages hit the budget mid-year.

Mistake 3: No contingency for vendor failure. 10-15 percent of Central Ohio commercial landscape vendors fail mid-season — they over-committed, lost a key crew member, or ran into cash flow problems. Mid-season replacement at peak-season rates can blow a budget by 20-30 percent. A 10 percent contingency line absorbs this if it happens and rolls into next year if it does not.
