How much does mowing cost in Central Ohio?

Our minimum residential mow is $40. Most weekly residential routes land between $40 and $75 depending on lot size, slope, and trim work. Larger properties and commercial sites get a written walk-through quote. No monthly averaging, no surprise add-ons.

Why a $40 minimum?

Drive time, fuel, and equipment wear on a residential lot do not get cheaper below that number. Charging less means cutting corners somewhere, and that is not how we run. The minimum keeps the work honest and the schedule reliable.

Do I need a contract for lawn care?

No. Most of our residential customers run on weekly visits with no signed contract — we show up the same day each week and you can pause anytime with a heads-up. Commercial and HOA work runs on written contracts because property managers need that paper trail for their books.

What's included in a weekly mow visit?

Cut at the right height for the season, trim around all obstacles, edge sidewalks and driveways on request, and blow off all hard surfaces before we leave. We do not bag clippings unless the lawn was let go and clumps would smother it. Every visit is the same — no upsell pressure.

Are there any surprise fees?

No. Anything outside of routine mowing — stick pickup after a storm, an extra trim because vacation made the lawn knee-high, hauling out leaf bags — gets quoted before we do it. You see the price first, then decide.

How do I pay?

Invoices go out through Wave. You can pay online by card, ACH, or by check mailed to the business address on the invoice. Most weekly customers prefer auto-pay on a saved card so they never miss a billing cycle.

How do I get a written quote?

Use the quote form on the site or call 614-425-9789. For residential, we can usually quote from satellite imagery within a day. For commercial or anything complex, Tim walks the property and emails a written number within 48 hours.

Do you offer senior or veteran discounts?

We do not advertise a flat discount, but if you reach out and ask, Tim will work with you on rate or scheduling where it makes sense. Owner-operated means decisions like that get made on the phone, not by corporate.

Scheduling

When we show up, who shows up, and what happens when life gets in the way.

Will I get the same crew every week?

Yes. Tim runs an owner-operated route, which means you see the same truck and the same person every visit. No rotating subcontractors. That is the whole point.

Do you mow the same weekday each week?

We do. Routes are built around a consistent weekday for every customer so you can plan around it — kids' pool day, grilling weekend, whatever. We will only shift the day if a storm pushes the whole route back.

How fast can you start a new property?

Residential routes can usually add a new lawn within one to two weeks. Commercial walk-throughs are scheduled within five business days. Emergency storm cleanup and vacant-property prep often gets same-week service.

What happens if it rains on my mow day?

If the lawn is soaked or it is actively raining hard enough to leave ruts, we push to the next dry day on the route — usually one or two days later. We do not skip the visit; we just shift it. You get a text if the schedule changes.

Can I skip a week if my lawn doesn't need it?

Yes. Send a text or email before your mow day and we pull you off that week's route. Honest answer: cool-season grass in Central Ohio usually needs weekly service from May through June and again in September, and bi-weekly works the rest of the season for some properties.

How do I pause for a vacation?

Just let us know. We will hold service for the duration, then pick back up on your normal weekday when you are back. No fee, no penalty, no contract gymnastics.

Do you mow in winter?

No active mowing from late November through March. The lawn is dormant and cutting frozen turf does damage. We still take dormant pruning, leaf cleanup tail-ends, snow plow contracts, and pressure washing on the warmer winter days.

How we get onto your property, deal with gates and pets, and handle a missed-key situation.

Do I need to be home for the mow?

No. The vast majority of our weekly customers are at work when we show up. We have your address, your gate code if needed, and the route. You come home to a finished lawn.

How do you handle gated yards?

Best option is a combination lock on the gate with the code shared in writing. If you prefer a key, we can hold one but we ask that it be tagged with the property address (not your name) so it is anonymous if lost. Padlock keys for commercial gates work the same way.

What about my dog?

Tell us up front. We can mow with a friendly dog in the yard, but we need to know temperament and any quirks before the first visit. For dogs we cannot mow around, we ask that they be inside on the mow day — the schedule is consistent specifically so you can plan that.

Do you lock the gate behind you?

Yes. Every gate we open gets closed and re-latched before we leave. For combination locks, we spin the dial. For padlock keys, we lock and verify before we pull off the property.

What if my gate is locked and I forgot to tell you the code?

We attempt to call or text on the spot. If we cannot reach you, we mow what we can access and either skip the gated section or come back the next available day at no extra charge. We never climb a fence or force entry.

Do you pick up dog waste before mowing?

We do not. The mower will run over it if it is in the path, which makes a mess and dulls the blade. Picking up the yard before the mow day keeps the cut clean and the equipment in shape.

Service specifics

Service specifics

The detail questions on the actual work — mulch types, aeration windows, pressure choices.

What kind of mulch do you install?

Triple-shredded hardwood is our default — it holds color, breaks down slowly, and stays put on slopes. Dyed mulch (black, brown, red) and natural cedar are available on request. We do not install rubber mulch; it heats up, blocks water, and does nothing for soil over time.

When should I aerate my lawn in Central Ohio?

Late August through mid-October is the window for cool-season grass — tall fescue, Kentucky bluegrass, and ryegrass blends, which is what almost every lawn in Central Ohio is. Spring aeration causes more harm than good because it opens the soil right when crabgrass is germinating. Fall aeration paired with overseed is the highest-impact thing you can do for the lawn.

When do you put down pre-emergent for crabgrass?

Late March into early April, before soil temperatures cross 55°F at the 2-inch depth for five days running. In Central Ohio that is usually right around the forsythia bloom. Miss the window and the pre-emergent will not work because the seeds have already germinated.

When should I trim hedges?

Most evergreens (boxwood, yew, arborvitae) get the main shape in mid-May once new growth hardens off, with a touch-up in late August. Summer-blooming shrubs get pruned after they finish flowering. Spring-blooming shrubs (forsythia, lilac, azalea) get pruned right after they finish blooming, never in fall.

What's the difference between pressure washing and soft washing?

Pressure washing uses high-pressure water for hard surfaces — concrete driveways, brick, paver patios. Soft washing uses low pressure with a detergent for siding, shingle roofs, and painted surfaces. Pressure-washing siding drives water behind the lap and rots the sheathing, which is why we soft-wash homes, not blast them.

How thick should mulch be?

Two to three inches over the bed, never against the trunk of a tree or the stem of a shrub. Volcano-mulching trees suffocates the roots and invites rot. If a bed already has 2 inches of old mulch on it, we top with 1 inch — we do not just keep piling on.

Do you bag or mulch clippings?

Mulch the clippings back into the lawn whenever the cut is normal and dry — it returns nitrogen to the soil and reduces fertilizer need. We bag when the lawn was overgrown, when it is wet enough to clump, or when leaves in fall would smother the crown.

How property managers, HOA boards, and rental owners work with us.

How does the commercial bid process work?

Send a walk-through request through the commercial quote form or call. Tim walks the property within five business days, asks the right questions about access, expectations, and any pain points with the prior vendor, and sends a written bid within 48 hours of the walk. Bids are good for 30 days.

Can you provide a certificate of insurance?

Yes. We carry general liability and commercial auto, and we issue a COI naming your property as additional insured the same day you ask. Required for almost every commercial and HOA contract.

What insurance do you carry?

General liability with limits that satisfy standard Central Ohio commercial property requirements, plus commercial auto on the work trucks. Specific limits and additional insured language are available on the COI when you request it.

How long is a typical commercial contract?

We default to one-year terms with a 30-day termination clause for either party. Some clients prefer multi-year for budget predictability, which gets a small discount. We do not lock anyone into long contracts to keep them — the work has to be good enough to keep itself.

How does off-season billing work?

Two options. Pay-as-served (lower invoices in winter, higher in mowing season) or 12-month average (same invoice every month for budget smoothing). Most apartment complexes prefer the smoothed model. We will run the math on either before signing.

Do you do HOA common-area work?

Yes. Entry signage beds, mailbox cluster areas, retention pond perimeters, and common turf. We can attend a board meeting before bidding if the HOA wants to align on standards and frequency. Board communication runs through one designated point of contact on our side, which board members appreciate.

Damage and disputes

What happens when something goes wrong, and how to file a claim.

What if you damage my fence?

Call or text right away. We document, photograph, and either repair it ourselves if it is something a crew can fix the same day, or we route it through our insurance for anything structural. We have never refused to make good on damage we caused.

What if you hit my sprinkler head?

Sprinkler heads happen when they are installed too high or are not visible in tall grass. We flag the spot, document, and we either replace the head ourselves or work with your irrigation tech to get it back in service. Cost of the head and labor is on us if our equipment caused it.

What if you damage a yard ornament or garden statue?

We pay to replace or repair at the original value. If it was a one-of-a-kind item we ask that you let us know it is on the property before the first mow so we can mark it and trim around it carefully. Antique or sentimental items should be moved off the lawn before service.

How do I file a damage claim?

Text or call Tim directly at 614-425-9789. Photos of the damage and the timing help. We will respond same day, walk through what happened, and have a fix or a check in motion within a week for anything reasonable. No multi-step claim portal — owner-operated means the owner handles it.

Are you responsible for damage from rocks or debris that flies out of the mower?

We follow standard operating procedure to scout the lawn before mowing and pick up obvious debris. If something hidden in tall grass kicks out and breaks a window or scratches a car, that is what insurance is for, and we file the claim. Keeping toys and sticks off the lawn on mow day helps.

What's your liability cap?

Our general liability policy carries standard contractor limits — exact figures are on the COI when you request it. We have never had a claim large enough to test the cap. Day-to-day damage on residential routes is handled out of pocket because it is faster than running it through insurance.
