Gutter Cleaning and Pressure Washing in Circleville: When to Bundle

When to bundle gutter cleaning with pressure washing in Circleville and Central Ohio. Real-world timing and pricing notes from a local owner-operator.

I run pressure washing routes through Circleville and the surrounding Pickaway County towns about three days a week from April through October. The single most common question I get on site: “Hey, while you’re up there, can you do the gutters too?” Sometimes yes, sometimes no. Here’s how I sort it.

When should I bundle gutter cleaning with pressure washing in Circleville?

Bundle gutter cleaning with house soft wash whenever both services are due in the same 30-day window. Late spring (May/June) and late fall (October/November) are the two highest-value bundling windows in Circleville and Central Ohio. You’re already paying for the truck, the ladder, the wand, and the labor mobilization. Adding gutters to a soft wash visit usually runs less than scheduling the two as separate calls. On a Circleville job last Wednesday off Court Street, the homeowner saved roughly 20 percent versus the two-trip price when we ran both services in one stop.

The opposite is also true: if your gutters are fine but the siding needs washing, don’t pay for a gutter service you don’t need. And if your gutters are packed but the siding is clean, just get the gutters done.

How do I know if my gutters need cleaning?

Walk the perimeter of your house after a rain. Look for:

  • Water spilling over the front lip of the gutter mid-rain
  • Stains running down the fascia or siding directly below the gutter
  • Tiger striping (vertical black streaks) on the front face of the gutter
  • Plants growing out of the gutter (maple seedlings are a Pickaway County specialty in May)
  • Sagging sections where the gutter has pulled away from the fascia
  • Downspouts that drip rather than gush at the bottom

On a Canal Winchester soft wash job in April, I climbed the ladder to start the siding and found a mat of maple seeds, oak catkins, and shingle grit so packed in the gutter that grass was growing in it. That homeowner thought the gutters were fine because she’d had them cleaned the previous September. Eight months in spring is plenty of time to fill them again, especially under mature trees.

How does pressure washing connect to gutter condition?

Two ways. First, clogged gutters dump water down the side of your house. That water leaves mineral deposits, organic stains, and algae streaks on siding, brick, and trim. Soft washing removes the stains, but if the gutters are still clogged, the same streaks come back within a season.

Second, the tiger striping on the front face of the gutters themselves doesn’t come out with rinse-only cleaning. It needs the same soft wash chemistry we use on siding, applied at low pressure with a brush or a downstream injector. Per Ohio EPA runoff guidelines, we capture and dilute the wash water rather than letting it run into storm drains, which means soft wash is the only legal option for most residential gutter exteriors.

When is the best month for soft washing a house in Central Ohio?

Late May through late September, with peak window in May and June. Why:

  • Temperatures consistently above 50 degrees, which is what soft wash chemistry needs to work
  • Spring pollen and winter grime are fully visible on siding
  • You’re not fighting fallen leaves yet
  • The siding has time to fully dry between rains

I avoid soft washing in the dead of summer afternoons (above 90 degrees) because the cleaning solution dries too fast before it can dwell. Early morning starts (7-9 a.m.) work best in July and August. In May like right now, mid-day starts are fine.

October is the second-best window, but you’re racing the leaves. By November, gutter cleaning is the primary service and soft washing becomes harder as temps drop.

What about roof soft washing?

Roof black streaks (those long dark stains running down asphalt shingles) are caused by gloeocapsa magma, a type of algae. Per major shingle manufacturer guidance and Ohio EPA bulletins on roof runoff, the only acceptable method to remove it is low-pressure soft wash with diluted sodium hypochlorite. Pressure washing a roof at high pressure voids most shingle warranties and strips granules.

On a Pickerington two-story roof last May, the north-facing slope was 70 percent covered in black streaks. We soft washed it from a ladder and bucket, no foot traffic on the roof, and the streaks were gone in 20 minutes. The homeowner had been quoted three times that price by a contractor wanting to “pressure wash” the roof. Don’t let anyone put a pressure wand on your shingles.

If you’re already doing a roof soft wash, that’s the highest-value time to add gutter cleaning. The equipment is already up there. Same goes for the reverse: if your gutters are getting cleaned, ask whether the roof needs a streak check while we’re on the ladder.

What can I bundle in one visit?

The full menu I run on a typical Circleville stop:

  • House soft wash (siding, fascia, soffit, gutter exteriors)
  • Gutter interior cleanout
  • Downspout flush and outlet check
  • Roof soft wash (algae and moss)
  • Concrete cleaning (driveway, walks, patio)
  • Window exterior rinse (not a substitute for proper window cleaning, but removes the soft wash residue and grime)
  • Deck and fence cleaning
  • Outdoor furniture rinse

Most full-bundle jobs run a half day to a full day depending on house size, story count, and number of obstacles. We provide a written quote per property before any work starts. The $40 mow minimum that applies to our lawn service does not apply here; pressure washing is its own pricing structure.

What I won’t do

A few things to know about how I scope pressure washing jobs:

  • I don’t pressure wash roofs at high pressure (only soft wash)
  • I don’t put high pressure on vinyl or aluminum siding (only soft wash)
  • I don’t blast painted concrete or pavers with a turbo nozzle (it kills the seal and the surface)
  • I don’t pressure wash windows directly (the seal failure risk isn’t worth it)
  • I don’t clean gutters on ice or wet roofs (worker safety)

If a contractor pulls into your driveway and starts a 4000-PSI wand on your vinyl siding, send them home. That’s how you get water behind the siding, into the wall cavity, and a mold problem two months later.

What does it cost in Circleville and Central Ohio?

Honest answer: written quote per property. Variables that move the price:

  • Single-story vs two-story (ladder time, access)
  • Square footage of siding
  • Linear feet of gutter
  • Number of downspouts
  • Roof slope and pitch (steep roofs add time)
  • Concrete square footage and condition
  • Distance from a water source
  • Access for the trailer and pressure washer

A typical single-story Circleville ranch with 40 linear feet of gutter on each side and a 600 sq ft concrete driveway usually lands in one price range; a two-story Bexley colonial with 200 linear feet of gutter, a slate roof, and a brick patio lands in another. We quote in person or from photos, never sight-unseen by phone.

Common questions

Do I need to be home? No, as long as we have access to a working hose bib and the gates are unlocked. We can leave the written quote and invoice via email.

Will the chemicals hurt my landscaping? We pre-wet plant material before soft wash starts and rinse it again at the end. Hostas, hydrangeas, and yews in the splash zone get extra care. On a Lancaster job last fall we even tarped a prize Japanese maple that was right under the eaves.

What about hard water stains on windows? That’s a different service (typically requires a mineral remover, not soft wash). We can spot-treat or refer you to a window specialist.

Can you do my deck and fence the same day? Usually yes if access is open. Cedar and pressure-treated wood get a different cleaning protocol than siding.
