House Pressure Washing Cost in Circleville, Ohio
House pressure washing cost in Circleville, Ohio in 2026, from a local owner-operator. Real soft-wash pricing, what drives it, and what to ask before you book.
The green and black gunk on the north side of your house is not paint failure. It is mostly algae and mildew, and it comes off with the right cleaner and the right pressure. I run Lawn Harmony out of Circleville, and we soft-wash houses across Pickaway, Franklin, Fairfield, Ross, and Fayette counties. Here is what house washing actually costs in Circleville in 2026, what drives the price, and why I would rather quote you in writing than throw a number at the curb.
What does it cost to pressure wash a house in Circleville?
A typical single-story ranch or single-story home in Circleville runs $250 to $400 for a complete exterior soft wash in 2026. A standard two-story home is generally $375 to $650. Larger homes, homes with heavy algae, or homes with extensive trim and architectural detail are written-quoted per property. Every house wash we do is a soft wash, not a high-pressure blast.
A few examples of what I have quoted in the last 30 days across the service area:
- Single-story vinyl ranch, around 1,400 sq ft, in Circleville: $295 soft wash
- Two-story vinyl with brick wainscot in Pickerington: $475 soft wash
- Two-story painted-cement-board home in Upper Arlington: $625, written quote because of trim and dormer count
- Older brick home with detailed soffit in Lancaster: $510, written quote
Those are real numbers, not internet averages. Final price on your house depends on the variables below.
Why is soft wash the right method, not high pressure?
Soft washing uses low pressure, around garden-hose level, plus a surfactant blend that actually kills the algae and mildew on contact. High-pressure blasting on siding drives water behind the panels, strips paint, and etches soft materials. Per most siding manufacturer guidance, soft washing is the only method that maintains your siding warranty.
I see at least one job a year where a homeowner tried to pressure-wash their own vinyl with a 3,000 PSI gas unit and a red tip. The siding looks “clean” for two weeks, then the algae comes right back because the cleaner never killed the roots, and now the panels are vibrating loose in a storm. Soft wash kills the biology, rinses it off, and lasts 18 to 24 months on most Central Ohio homes.

What drives the price up on a house wash?
The four biggest factors are square footage of siding, the number of stories, the algae load on the north and west walls, and the amount of trim and detail work.
A walkable single-story is faster, safer, and uses less cleaner than a two-story with steep landscape pitch and gutters 22 feet off the ground. A house in a clearing on top of a hill stays cleaner than a house tucked under a stand of maples on the north side. Those are the two biggest swings in the same neighborhood at the same square footage.
Other factors I price in on a Circleville house wash:
- Trim and dormer count. Lots of corners and small windows means more time and more cleaner.
- Window screen condition. Old screens need a gentle rinse pass, which is extra care, not extra dollars, but it is on the worksheet.
- Surrounding landscaping. Mature hostas, hydrangeas, and boxwoods get pre-wet and tarped. That is included on a written quote.
- Gutter face streaking. Black “tiger stripe” streaks need a separate cleaner and a soft brush. Sometimes that is bundled, sometimes it is its own line.
- Painted vs. vinyl vs. brick. Brick takes more cleaner and a longer dwell. Painted surfaces need a gentler blend.
Does Lawn Harmony power wash the concrete and the roof too?
Yes. Concrete (driveways, sidewalks, patios) gets done with a surface cleaner attachment that delivers controlled pressure without leaving zebra stripes. Roof cleaning, when the asphalt shingle is sound, is a low-pressure soft wash with a roof-safe sodium hypochlorite blend per the ARMA (Asphalt Roofing Manufacturers Association) recommendation.
Realistic Circleville ranges in 2026:
- Standard concrete driveway, two-car width, 50-60 ft long: $150 to $275
- Sidewalks and front walk added on with a house wash: $75 to $150 add-on
- Concrete patio, 200 to 400 sq ft: $125 to $225
- Asphalt shingle roof soft wash, single-story ranch: $475 to $750
- Two-story roof soft wash: written quote per property
Bundling a house wash with the drive and walks on the same visit usually saves you 10 to 15 percent versus booking them separately, because we are already set up on the property.
How often should I wash my house in Central Ohio?
Most Central Ohio homes benefit from a house soft wash every 18 to 24 months. The north and west walls collect the most algae because they stay cooler and damper. Homes under tree cover or with poor air flow may need a wash every 12 to 18 months. Homes on open lots in full sun can sometimes stretch to 30 months.
If you can see green or black streaking from the curb, you are due. If you can see it from across the street, you are overdue.
Is pressure washing safe for plants and pets?
A properly executed soft wash is safe for landscaping and pets when the crew does the prep work. That means pre-wetting beds, tarping sensitive plants like hydrangea and boxwood, and rinsing surrounding areas during and after the wash. We ask homeowners to keep pets inside for the wash itself, mainly because the equipment is loud and we do not want a dog underfoot near a 200-foot hose run.
The cleaner blend we use is biodegradable and breaks down in sunlight. We do not dump rinsate into storm drains, and we follow Ohio EPA guidance for residential cleaning runoff.
How long does a house wash take?
A standard single-story house wash takes about 90 minutes to 2.5 hours from setup to tear-down. A two-story is usually 2 to 4 hours. Bundling concrete and a roof wash on the same visit can put us on the property for the better part of a day, but the soft-wash chemistry is doing most of the work while we are rinsing other surfaces, so you are not paying for idle time.
You do not need to be home. We need an outdoor water spigot that delivers reasonable flow, and we need to know if any windows are open or if there are any window AC units in service.
What should I ask before I book a house washer?
A few questions that will tell you who you are dealing with in about 60 seconds:
- Are you soft-washing or pressure-washing the siding? (The right answer is soft-washing.)
- Are you licensed and insured in Ohio? (Ask for a current certificate of insurance.)
- Are your cleaners safe for landscaping and pets? (And what is the prep for sensitive plants?)
- Do you stand behind the work for at least 30 days? (We do.)
- Is the quote in writing with what is included? (It should be.)
If you cannot get clean answers on those five, keep calling.
