How does the commercial bid process work?
Send a walk-through request through the commercial quote form or call. Tim walks the property within five business days, asks the right questions about access, expectations, and any pain points with the prior vendor, and sends a written bid within 48 hours of the walk. Bids are good for 30 days.
Can you provide a certificate of insurance?
Yes. We carry general liability and commercial auto, and we issue a COI naming your property as additional insured the same day you ask. Required for almost every commercial and HOA contract.
What insurance do you carry?
General liability with limits that satisfy standard Central Ohio commercial property requirements, plus commercial auto on the work trucks. Specific limits and additional insured language are available on the COI when you request it.
How long is a typical commercial contract?
We default to one-year terms with a 30-day termination clause for either party. Some clients prefer multi-year for budget predictability, which gets a small discount. We do not lock anyone into long contracts to keep them — the work has to be good enough to keep itself.
How does off-season billing work?
Two options. Pay-as-served (lower invoices in winter, higher in mowing season) or 12-month average (same invoice every month for budget smoothing). Most apartment complexes prefer the smoothed model. We will run the math on either before signing.
Do you do HOA common-area work?
Yes. Entry signage beds, mailbox cluster areas, retention pond perimeters, and common turf. We can attend a board meeting before bidding if the HOA wants to align on standards and frequency. Board communication runs through one designated point of contact on our side, which board members appreciate.
